What's Happening
North Common Area
The area has been graded and seeded. Bowen is working of finalizing the walkway replacement scope with the contractor. They do not have an ETA on the completion at this time. We did get confirmation that additional hydroseeding will be done once the walkway is complete.
The board has also reached out to our landscaping vendor to develop a proactive plan to keep weeds down and restore this area to its original state as soon as possible.
We are also looking into having the rest of the walking path sealed to make it look uniform with the new sections.
Ponds
Ponds are identified as A-D from North to South on the property.

Pond A (large common area circled by the walkway) has been recovering from the ground water level drop that occurred during the sewer project. It does not have a well pump that supplies water to control the water level. This pond is depended on rain and ground water levels.

Pond B (Paddock Road entrance) and Pond D (Corner of Paddock and Olive Branch) need new wells and pumps. The wells that supply these ponds has dried up and also caused the pump to burn up. We have concluded that after the pond work was finished in the new addition across Paddock the ground water level will not be coming back to old levels. We have attempted to get multiple quotes and opinions before drilling a new well. Contractors are not showing up or responding back. A motion was made to use the reputable company we have used in the past. The board expects to have a finalized quote by 8/19/22 with a vote to follow shortly afterwards.

Section 5.7 of our CCRs lists the following as a responsibility of the HOA:
(vi) Maintenance of lake water so as not to create stagnant or polluted waters
affecting the health and welfare of the community.

Street Signs
The board has been pursing two options for street sign replacement.
​
1) We use our reserves to replace all leading posts with a new stand black post with decorative base. This is and expensive option. We have tried requesting them to be fixed and no contractor has shown up yet to do the work.

2) We have been waiting for Johnson County to fill their engineer position with the highway department. That position is filled and we are working with them to have the county replace these signs and maintain them. This would take that expense away from the HOA. They would however not be decorative signs. They would be square galvanized poles with white background black lettering street signs. They would be exactly what Franklin users is you would like to see an example.
Sidewalks
The board has identified some sidewalk issues on the boarders of the property and at the entrances.

We have received a quote to raise and level several sections of sidewalk.

During this process it was brought to our attention that the county may be responsible now for repairing these sidewalks. We have been waiting on Johnson County to hire an engineer that will handle this process. We found out that we would need to submit these specific areas for approval. There is also a big backlog of items with only so much funding each year. The board is voting on using our reserves to fix the worst spots or wait to go through the process for the county.
